It also needs to support common areas, life-safety systems, site lighting, parking areas, elevators, amenity spaces, and the building’s overall electrical infrastructure, all within a single, coordinated design.
Unlike a single-family home, these systems must work together while serving both the shared building and each individual dwelling unit.
This affects everything from service sizing and equipment selection to meter layouts, utility coordination, and permitting requirements.
To bring these systems together requires careful planning and communication throughout the design process. The goal is to create an electrical system that is practical to build, meets local requirements, and supports the needs of the entire development without unnecessary cost or delays.
5 Tips for Successful Electrical Design for Multi-Family Developments
Every multi-family project is different, but the same core electrical design principles apply.
These five focus areas help developers avoid unnecessary costs, permitting delays, and construction challenges.
1. Understand Jurisdictional and Code Requirements
Not every jurisdiction interprets and enforces electrical codes the same way. While many Colorado municipalities adopt the same edition of the National Electrical Code (NEC), local amendments and additional requirements can significantly impact how a project is designed.
Denver is a good example. Its all-electric and electric-ready requirements influence everything from service sizing to equipment selection. However, due to strict policies, other jurisdictions may not meet the design requirements in Denver
Understanding these requirements before design begins helps reduce review comments and unnecessary redesigns and keeps the permitting process moving.
As a developer, you don’t need to know every local amendment. However, you should work with an electrical engineer who understands, from the very beginning, the requirements around jurisdictions where you build.
2. Apply the NEC Correctly to Multi-Family Projects
Electrical design for a multi-family building requires a different approach than a single-family home or a typical commercial building.
Engineers must account for the building’s shared electrical infrastructure as commercial while also designing for the individual needs of each dwelling unit as residential.
The National Electrical Code provides different methods for calculating these loads, making accurate service sizing an important part of the design process.
When I design a multi-family project, I evaluate the building-level electrical loads separately from the dwelling-unit loads before determining the overall service requirements.
This approach helps ensure the electrical system is properly sized for both the common building systems and the residents who will occupy the space.
Calculating electrical loads correctly matters. An undersized service can create safety concerns and inspection issues, while an oversized service can increase equipment costs beyond what’s necessary.
The goal is to deliver a system that is safe, code-compliant, and appropriately sized for the project without adding unnecessary expense.
3. Choose Correct Components to Avoid Over-Engineering
Choosing the right electrical components is about more than meeting code requirements.
Every project is different, so I look at the owner’s budget, the construction schedule, equipment availability, and what makes the most sense for the installing contractor.
There are often multiple code-compliant ways to design an electrical system, and my goal is to recommend the approach that best fits the project without over-engineering it.
I’ve worked on projects where a simple review of the design eliminated equipment that simply wasn’t needed.
On one recent five-unit building, their initial design appeared to require an additional main disconnect.
After reviewing the service configuration, I found a code-compliant approach that eliminated the extra equipment altogether. This revision saved the owner several thousand dollars while delivering the same safe, reliable electrical system.
This is what I mean by avoiding over-engineering.
Good electrical design isn’t about adding more equipment just to be safe. It’s about understanding the code, weighing the available options, and designing a safe, practical, cost-effective system for the owner that meets project requirements.
4. Coordinate Early to Keep the Project Moving
While the architect establishes the building layout, the mechanical, electrical, and plumbing (MEP) systems must work together.
When everyone is communicating early in the design process, it’s much easier to catch issues before they become costly changes during construction. Communication early in the process should include:
- Utilities
- Suppliers
- Contractors
- Engineering & Architectural Teams
- Ownership
Delays from any one of these groups can affect the electrical design and the overall construction timeline.
Communicating in a collaborative way helps identify potential challenges before they affect construction.
Take, for example, equipment availability. Meter stacks can sometimes have lead times of six to twelve months. If I know a project is on a tight schedule, I may recommend a different code-compliant configuration that uses more readily available equipment.
Thinking through these decisions early can help keep construction moving instead of waiting months for a single piece of equipment.

5. Keep Executive Decisions and Communication Ongoing
By the time electrical engineering begins, developers have often already invested significant time and money into a project.
Keeping the momentum going depends on everyone making decisions when they’re needed.
In my experience, projects rarely slow down because the engineering itself is unusually difficult. More often than not, someone is waiting on information.
Typical scenarios that stall projects include:
- The architect is still refining the layout
- Equipment selections are not finalized, or
- Another member of the design team is still making decisions that affect the electrical plans.
Until the necessary information to maintain momentum is available, some parts of the design simply can’t move forward.
This is why I place so much value on communication and responsiveness.
Answering questions quickly, coordinating with the rest of the design team, and responding promptly to review comments help avoid unnecessary delays and keep projects moving toward permitting and construction.
